This is the damage caused by excessive moisture in the crawlspace. The floor joists near the door were not damaged and did not have any microbial growth. This is why it is so important to fully inspect all areas of the crawlspace.

This unsupported drain which is leaking will break loose flooding the crawlspace with sewage unless repaired. Also, this type of drain line is corroded on the inside and past life expectancy.

 the flue for the furnace was completely dislodged by the roofing company. This means that all of the carbon monoxide in this poorly ventilated attic can kill a person working in the attic.

This is an uncapped gas line under the home. This is extremely dangerous. If the handle on the lever is bumped then the crawl space will fill with natural gas until meeting an ignition point. This type of explosion literally blows the home apart leaving nothing left. It is critical to fully inspect all areas of the crawlspace.

“New water heater” in the listing

The listing may state that the water heater is new, however, if you do not replace the corroded fitting then the potential for catastrophe is great. This is a pressurized line that can break off spraying scalding hot water into the laundry room.

This property had a structural pier that was not in the correct location which created a dip in the floor structure. These variances in the floor always increase over time. 

The home will flood with sewage

This photo shows the importance of hiring the right home inspector. The sewer line was heavily damaged. The damage was so severe that no water could be run in the home and I had to return to the home to complete the inspection after repairs were completed. The shocking part is that inspecting the inside of this pipe is not required in an inspection. We are the only inspectors that we have seen that remove the cap and inspect inside. This home would have flooded within one week had the client hired a different inspection company.

This defect is only visible when holding a flashlight 1 inch off the floor which we do on every inspection. Similar defects are found on most homes and the builders are often seeing this in a report for the first time because we are the only inspectors inspecting for this type of defect.

The knockout was never fully removed from the drain! This simple find is only discovered by shining a flashlight down the drain which is done on every inspection.

Damaged floors!

The builders charge thousands of dollars for upgrades such as LVP floors. Surprisingly, these floors are often damaged by being hammered together rather than snapped together. The surface that is bent up will break off in a few years. This finding is only discovered by holding a high power flashlight one inch off the floor. We are the only inspection company inspecting the floors like this.

This siding was already heat damaged because the siding was not installed correctly. Vinyl siding needs room to expand and contract with changing temperatures.

Wow, that is a large window in the shower!

There are two critical issues with this shower. First, the glass is not frosted and the neighbors (with many toys in the yard) can see you very easily. Also, the frame for the shower was made from wood! A wood frame is not waterproof and will decay. The window will leak causing decay in the wall and floor of the shower before the first year is up. This is a $15,000 shower that will need total replacement because of future decay caused by this defect.

Following the framing to the foundation

This large point load carries a large portion of the floor structure to the foundation seen in the first photo. The second photo shows the missing blocking underneath. The framing inspection from the city did not catch this defect. This defect will result in a large dip in the floor, cracks in the walls, and more.
